Merit Safety Response for Building Maintenance

What is a safety response?

A safety response is when a report has to be responded by our Officers in 5 hours and made safe.

How to determine when a request warrants a 5 hour response?

CSO: Listen and identify keywords being used

  • Never ask the customer directly
  • Listen to the language the customer is using eg:
The toilet bowl is broken and pieces of jagged ceramic are lying around
Blood or other bodily excretion in toilets/floor or sinks
Windows are broken and sharp pieces of glass are lying around
There is a broken pipe or fitting creating an excessive loss of water on the floor and likely for someone to slip
Broken sewer pipes exposing raw sewerage
    Exposing electrical wiring
  • If the customer not clear, you may ask questions relating to the size and extent of the problem e.g: how many and how large are the pieces of glass? or Is the excess water causing a flood?
  • If still unsure, you may ask the customer "Does he/she think that someone might be injured if we don't respond immediately?" or see the emergency definition below:

(a) An emergency or any unplanned occurrence on or affecting the building or facility or adjacent areas, which prejudices the safety of the public or which affects the structural integrity of an asset or any structure above an asset.

(b) Any incident or circumstance involving personal injury or significant property damage or which has the potential to cause personal injury or significant property damage, associated or connected with any asset.
